Google Local Services Ads vs. Google Search Ads: Which Is Better for Contractors in Southeastern PA?
A plain-English comparison of Local Services Ads and regular Google search ads for plumbers, HVAC companies, roofers and other home service businesses in Montgomery County and nearby.

If you run a home service business around Royersford, Norristown or King of Prussia, you have probably seen two kinds of ads at the top of Google: ads with a "Google Screened" or "Google Guaranteed" badge and star ratings, and regular text ads that look like normal search results with a small "Sponsored" label. Both can bring in calls. They work very differently, and the right choice depends on your trade, your budget and how you like to work.
What are Google Local Services Ads?
Local Services Ads (often shortened to LSAs) appear at the very top of many home service searches, above the regular ads and the map. They show your business name, your review rating, your service area and a badge showing that Google has checked your business.
The main differences from regular ads:
- You generally pay per lead, not per click. You are charged when a customer calls or messages you through the ad, rather than every time someone clicks.
- Google screens your business first. Depending on your trade, this can include background checks, license and insurance verification. It takes some paperwork and time to get approved.
- You have less control. You choose your services, service area and budget, but you do not write the ad text or choose keywords the way you do with search ads.
- Reviews matter a lot. Your rating and number of reviews play a big part in how often you show up.
Eligibility, pricing and requirements vary by trade and change from time to time, so check the current details on Google's Local Services site before you sign up.
What are regular Google search ads?
Regular search ads (run through Google Ads) let you choose the exact searches you want to show up for, write your own ads, send people to a specific page on your website and set bids and budgets in detail. You pay when someone clicks your ad.
- Full control over keywords. You can target "tankless water heater installation" and exclude "water heater repair DIY".
- You choose where clicks go. A good landing page for each service can turn more clicks into calls.
- You pay for clicks, not results. A poorly set up account can spend a lot on clicks that never call.
- It needs ongoing management. Search terms need checking, negative keywords need adding and budgets need adjusting.
Side-by-side for a typical contractor
| Local Services Ads | Search ads | |
|---|---|---|
| How you pay | Usually per lead | Per click |
| Setup | Business verification, can take weeks | Can launch in days |
| Control | Services, area, budget, hours | Keywords, ads, landing pages, bids, schedule |
| Best for | Calls for core, urgent services | Specific high-value jobs and services LSAs do not cover |
| Biggest risk | Low-quality or out-of-area leads | Wasted spend from poor setup |
When Local Services Ads tend to work well
- You offer urgent services people call about right away, such as emergency plumbing, no-heat calls or storm damage.
- You already have a good number of strong Google reviews.
- You answer the phone quickly and reliably. Missed LSA calls are wasted leads, and responsiveness can affect how often your ads show.
- You want something simpler to manage.
When search ads tend to work better
- You want to promote specific, profitable jobs, like full HVAC system replacements, bathroom remodels or whole-house generators.
- Your service is not available in Local Services Ads for your area or trade.
- You have strong service pages or landing pages and want to send traffic to them.
- You want detailed control over when and where your ads run, such as only during business hours or only in certain zip codes.
Why many contractors run both
For many home service businesses, the answer is not one or the other. Local Services Ads can cover the urgent, high-intent calls at the very top of the page, while search ads target specific services, seasonal campaigns and towns where you want more work. Together they take up more of the screen, which makes it harder for a competitor to get the call.
Tips to avoid wasting money with either option
- Answer every call, or call back within minutes. Both ad types are expensive if leads go to voicemail. Our article on missed calls and follow-up automation covers simple fixes.
- Keep your service area tight. Paying for a lead from 50 miles away that you will not drive to is pure waste.
- Dispute bad leads in Local Services Ads. Google has a process for leads that are spam or outside your services. Use it.
- Add negative keywords to search ads. Words like "jobs", "salary", "DIY", "course" and "free" often bring clicks that never turn into customers.
- Track which leads turn into booked jobs. The cheapest lead is not always the best one.
The bottom line
If you want a simpler setup for urgent calls and you have good reviews, Local Services Ads are worth testing. If you want control, want to promote specific services or need to target exact towns, search ads are the better tool. Many contractors in Southeastern Pennsylvania get the best results by running both and watching which leads turn into paying jobs.
